In most cases, you will collect keys from one of our key boxes.You will find the key boxes in Trimveien 4, outside to the left of the main entrance.Keys that are not picked up will be removed from the key box at 08:00 the following day.
Some days, we have a particularly high number of students picking up their keys, and in these cases, we also use other pick-up locations. If this applies to you, you will be notified well in advance.
If you are going to pick up keys from a key box, we will send you the box number and PIN code via e-mail in advance.
If you are picking up your keys at our reception or another pickup location, it's important to bring valid ID with you.

The semester fee to a school affiliated with SiO must have been paid before you pick up your keys, or you need to be able to show documentation that you have been granted to study at a school affiliated with SiO. If you have not been accepted yet, your application is considered documentation.
If your key is in a key box, we will send you information about how to pick up your keys to the e-mail address that you have registered with SiO. You are free to give this information to a friend or a relative. They will then have access to pick up the keys for you.
If your cohabitant, friend or relative is picking up the keys on your behalf at our reception or another pick-up point, you must send an authorisation to us in advance.
Most of our tenancy contracts expires on July 31. If your contract expires July 31, you will in most cases receive an offer to apply for a new contract.
Typically, we send out offers to apply around April.
The application form for a new contract will be available on My Page, and you will be notified well in advance about the process to follow.
In order to obtain a new contract, there are specific criteria that you must meet. You can learn more about these criteria in our allocation rules.
If you want to move before your contract expires, you need to terminate your contract on My page.
Your termination notice is 2 or 3 months, depending on what is agreed in your tenancy contract. The termination is counted from the 15th or the last day of the month.
You will see the available dates for which you can terminate your contract in the Termination form on My page.
You are allowed to sublease you flat, for instance if you are going on exchange. You can read more about the rules of sublease here.
When you are moving, you must empty your residence and take all your belongings with you.You must also clean your residence thoroughly. See check list for cleaning out.
If you are going to use a car for moving, you need a temporary parking permit through Apcoa's parking app.
You can get a parking code for the app from SiO Customer Service if needed.
NB! Please note that not all of our student houses and villages have parking spaces!
If you have a key card to your accommodation, you can complete the entire move-out process from the student residence. You register your move-out in the form below.
Note! If you have a metal key to the accommodation, you must return the key to the Customer Center. Read more under Register moving out in our reception
You will receive a digital form on My Page 45 days before your contract expires. You should only fill out this form when you have completed the move-out entirely.
Once you have finished moving out your belongings, cleaned the accommodation, and ensured everything is in order, you can digitally register your move-out on My Page.
Remember to register your move-out by 12:00 noon on the day your contract expires.
If you have a metal key to your accommodation, you must deliver it to our reception in Trimveien 4. When you hand over the key, the we will register your move-out.

Are you a new student in Oslo, but didn't get accepted into a program affiliated with SiO?
Send us documentation here that you were not accepted, by July 31. Then we will cancel your tenancy contract.
For example, an admission letter from "Samordna Opptak" or your educational institution showing:
You were not accepted
You are on a waiting list
You were accepted at another institution
If your contract starts on August 1, you pay nothing. If your contract starts before this, you pay up until and including July 31.
NB! If you decline admission in Oslo, this rule does not apply. In that case, you can use the shortened notice period during the summer. Read more about this here.

You can easily apply for student housing via our websites.
If you are applying for adapted housing, remember to include documentation that demonstrates your need for this type of housing, such as a medical certificate. This will prioritize your allocation for adapted housing.
If we do not receive the necessary documentation, you will be placed on the regular waiting list. In order for us to assist you and provide the necessary accommodations, it is important that you provide us with information about your needs. This could include features like automatic door openers, ramps, etc. Inside the accommodation itself, it is the responsibility of the NAV Hjelpemiddelsentral (Assistive Technology Center) to make the necessary adaptations for you.
The rent must be paid in advance, and is due on the 1st of each month.
The exception is the month you move in, and sometimes the month after, where the rent is paid later.
You will receive the invoice from us by e-mail, direct debit or e-invoice around the 17th of each month. You can also find the invoice on My page Remember to update your e-mail and mobile phone number on My page.
Example 1
Your contract starts on August 1, and you move in on the same day. You will usually receive an invoice for rent for both August and September, which must be paid on September 1.
Example 2
If your contract starts on July 16, and you move in on July 17, one of the following two things usually happen: The first option is that you receive an invoice for July, August, and September, due on September 1. The other possibility is that you will receive an invoice for July and August which must be paid by August 1, and later receive an invoice for September due on September 1.
You can live in our student accommodations for a maximum of 5 years. There are some exceptions that allow you to stay longer, such as having experienced delayed studies due to illness. The absolute maximum residence period is 8 years.
You cannot transfer your contract on to others.If you live with someone, he/she will be given priority over other external applicants in the new application round. Chances increase if the person you live with applies well in advance.
Most of our tenancy contracts expires on July 31. If your contract expires July 31, you will in most cases receive an offer to apply for a new contract and we will notify you in due time.
In order for you to receive a new contract, you need to fulfill certain criteria. You can read more about this in our allocation rules.
If your contract expires on a different date, you have to remember to apply for a new contract yourself no later than 2 or 3 months before the contract expires, corresponding to the notice period for your residence.
The tenancy contract describes the terms for renting from SiO Housing. The tenancy contract includes several attachments.
Appendix 1 consists of 4 attachments which are to be considered part of the tenancy contract. Here you will find the General tenancy regulations, House Rules, Regulations for the allocation and Housing Type Overview.
You may have overnight guests for up to 14 days. Repetitive visits are not permitted if this is a nuisance to other tenants.

You must have your own home contents insurance when living in student housing. You are not insured through SiO.
You can check if you are insured through your parents insurance, an organisation you are a member of or buy your own insurance. Many insurance companies offer reasonable insurances to students.
Why do I need a home contents insurance?
If unexpected incidents such as fire, water damage, burglary in your housing and storage room occurs, this can lead to expenses and losses for you as a tenant. You can use your home contents insurance to decrease your own financial loss in such situations. If you do not have this insurance, you will have to cover these extra expenses yourself. It may be expenses for a place to live if your housing becomes uninhabitable, or costs for clothes, books, bicycle, computer etc. that you need in your daily life.
There can be differences in what the individual home contents insurance covers and how much deductible you have to pay to use the insurance. This is something you should find out before buying your own insurance.
Pets are not allowed in our student accommodations.
If the tenant has good reasons for keeping animals, a reasoned application for this must be sent to the landlord so that the landlord can assess whether the conditions for keeping animals are met, including examining the consequences of keeping animals on the property.
Keeping animals is not permitted under any circumstances if this causes inconvenience to the landlord or other users/tenants of the property. The tenant cannot keep animals until the landlord's written permission is obtained. The permit can be withdrawn if disadvantages as mentioned occur.
Some things are easy to fix yourself, such as changing light bulbs or cleaning the drain. Check out the self-help tips here, and try to resolve the case yourself first.
Report errors or deficiencies in your home or in the common areas to the caretaker on My page. If it cannot wait, you can call the emergency number 22 85 32 00 - open 24 hours a day.If you have just moved into your student accommodation, it is important that you notify us immediately if you find any faults in your accommodation or the common areas. Then we will be able to quickly follow up on the matter and help you.
To prevent the drains from being clogged, water damage and bad smell you should clear the drains twice a year. See how you clear the drains here.
There are picture rails in most of our student accommodations. You need hooks to attach to the picture rail if you are going to hang up pictures. If you do not find hooks in your accommodation or need more, you can buy these online, in photo shops or in interior design shop.
Where there are no picture rails, you must use other methods that neither leave holes in the wall nor damage the paint if you want to hang pictures on the walls of your accommodation.
